Conditioner or gasket?

Been lurking and finding great info here.
My wifes 04 Outback (the green and tan one) w/ 85K is leaking coolant. Was under car today and pulled the plastic shroud. The coolant is running down and collecting on the brace that passes over the rear of the oil pan where the shroud bolts up.
Don't see any moisture from top and cannot see the exact source but assuming its a gasket issue. Couple questions:
1) Is the conditioner a "real" fix?
2) If I use conditioner does it create other issues if it does not work?
3) Considering relatively low miles should I have the gasket changed?

Sorry upfront if this has been answered a thousand times before.
